Here is your Phoenix metro area Real Estate Weekly Market Update! The following data was pulled from the Arizona MLS (ARMLS) on the date listed below:
Key points from this data:

  • The number of active listings across the county has increased slightly, although we are down from last year at this time.
  • Average list price has remained pretty consistent throughout all the major cities we serve.
  • Average days on market has remained constant.
  • We have 57 more rentals on the market than we did last week.
  • Rents have decreased slightly across Maricopa County – down $200 median from last week.

  • Zillow is taking a break from buying US homes.
  • Zillow purchased over 3,800 homes and needs to work on selling what they already purchased.
  • They have a backlog of properties due to supply and labor shortages amidst the pandemic.

  • Staying Competitive Without Cash – Get your application through underwriting and be ready to close as soon as you get a property under contract. This is can be called a Certified Approval Letter or Pre-Qualified which is different than a Pre-Approval.
  • Navigating Debt – You may think that you have a lot of debt that you do not qualify but that is not necessarily true what you need to be able to calculate is your debt to income ratio (DTI)
  • Budgeting – We understand budgeting can be difficult but you need to understand how much house you can afford and how much your monthly payment is going to be. There are many online tools and apps that can help you keep track of your expenses.
  • Credit History Issues – If you have some negatives on your credit history you may want to seek credit repair services before trying to buy a home to improve your credit.
  • Self – Employment – If you are self employed you may find it more difficult to qualify for a mortgage but you can as long as you have good records and provide all the necessary data to the underwriters. Including personal and business tax returns as well as balance sheet and current Profit & Loss statements.
