The best time to list a home for sale in Metro Phoenix is in early May, according to a new Zillow analysis. Homes listed in those weeks can sell for a 3.4% premium, or $15,400 on a typical home. Early November is the worst time to list a home for sale. Homes listed those weeks can sell for a 3.4% discount, which is $15,400 on the typical home.  Nationwide, a Thursday during the second half of April is the best time to list a home for sale, according to a new Zillow analysis of millions of 2021 home sales. Homes listed during those weeks can expect to fetch 2.8% more, or about $9,300 on the typical U.S. home. And homes listed on any Thursday, when shoppers are planning for weekend showings, can sell for about $1,100 more.

  • The pandemic-era housing market barely resembles the one from two years ago, with sky-high demand and record-low inventory driving intense competition for homes. Homes are selling fast year-round, with a difference of only a few days between the fastest and slowest periods. But one thing that’s remained constant: Listing a home for sale in the spring will yield the best results.
  • Listing during the best or worst times of the year can impact a sale price by as much as $21,000, compared to a difference of only $12,500 before the pandemic.
  • In most large markets, listing in April or May is the sweet spot. Nationwide, the worst time to list a home is during the first two weeks of November, when homes sell for a 3.5% discount.
  • Home listings in April get more than 30% more page views per day than average, meaning more interest and potentially a bidding war that ends in the home selling above list price.
  • Buyers should sort out their finances early: deciding their budget, finding a lender and getting pre-approved for a loan.
  • And whether buying or selling, a real estate agent with the right skills and experience can help expertly navigate the process.

The median listing price for a home in Metro Phoenix topped $500,000 for the first time, nearly $100,000 more than the national average for home prices.

  • In Metro Phoenix, the median listing price for a home topped $500,000 for the first time. Here’s a look at the latest listing price numbers for Metro Phoenix homes:
  • Median Phoenix home listing price: $502,000
  • Median listing price increase year over year: 19.4%
  • Median listing price increase per square foot year over year: %22.8%
  • Active listing count year over year: 2.4% increase
  • New listing count year over year: 5.1% decrease
  • Median days on market: 30
  • Median days on market year over year: -2
  • Price reduced share: 6.4%
  • Price reduced share year over year: 1.4%

The median U.S. listing price grew to a new all-time high of $405,000 in March as prices rose 13.5% year-over-year, faster than is typical for this time of year, and about the same annual growth rate as last month.  The typical home spent 38 days on the market this March, which is 11 days less than last year.

  • For a wounded veteran, the road to recovery can be long and difficult. There are times when a vet can wonder if anyone appreciates their sacrifice.
  • In 2011 Shenker and six other Marines were severely injured in Afghanistan when an improvised explosive device detonated.  It took Shenker, who lost a leg, a year to learn how to walk again.
  • With assistance from Homes for Our Troops, local contractors and their new neighbors, the Shenker family will soon be living in a new specially built home which will provide the wounded veteran the access he lacks today.
  • Homes for our Troops says it has raised the money to buy the land and build over 325 homes since 2004. The organization relies primarily on contributions from donors.
  • The houses are equipped with special adaptations for wounded veterans. For local contractor Charles Waiser, whose company is designing the kitchen, it’s a labor of love.
  • “For us it’s a way to give back,” Waiser said. “We do see the vets struggle in the kitchen. We’ve been able to adapt them so they can get in cook their dinners, wash their dishes and get in and out of the bathroom.”
  • Shenker’s home is framed and the roof is coming soon. The freedom to live the life he wants is only months away.
